The Malay Chamber of Commerce Malaysia (DPMM) plans to undertake a mixed development project with a gross development value of RM5 billion in Johor Bahru, its President Syed Ali Alattas said.

The development of the “Asean Trade Centre” project would be carried out on a 16-hectare piece of land along Pantai Lido which belongs to DPMM.

“The project will take three years to complete and construction works will start once all relevant authority approvals are secured,” Syed Ali told reporters here today.

The project would rejuvenate the area with economic activities and transform Pantai Lido into a vibrant city in the future, he said.

Among the properties in the mixed development project will be commercial, retail and residential units.

Pengerang set to be Asia’s Rotterdam Port

The Independent Deepwater Petroleum Terminal and Petronas’ Refinery and Petrochemical Integrated Development (RAPID) have the potential to turn Pengerang, Johor, into Asia’s very own Rotterdam Port. Dialog Group Bhd executive chairman Ngau Boon Keat said Pengerang with all its natural attributes such as sheltered harbour and water depth of 24 meters can emulate Rotterdam Port as an oil and petrochemical hub. JCorp to raise RM3bil

Johor state investment corporation Johor Corp (JCorp) has said it would raise RM3bil from the debt market via a government-guaranteed “sukuk wakalah” Islamic capital market instrument. The proceeds of the sukuk issuance would be mainly used to settle JCorp’s debts of RM3.2bil due for repayment in July. When asked why the Federal Government guaranteed debt papers that would be used mainly to repay JCorp’s older debts, its president and chief executive Kamaruzzaman Abu Kassim said the application to the Federal Government had been approved and that “we have received it from the Finance Ministry with certain conditions of which JCorp has been compliant with some of the conditions”. UEM Land unit to buy land in Johor for RM93.2m

UEM Land Holdings Bhd’s wholly-owned subsidiary, Nusajaya Premier Sdn Bhd (NPSB) has proposed to acquire 49.49ha of freehold land in Johor Bahru from Tanjung Bidara Ventures Sdn Bhd for RM93.2 million cash. In a filing to Bursa Malaysia today, UEM Land said the proposed acquisition was conditional upon approvals being obtained from the Economic Planning Unit, Johor State Authority, Estate Land Board and any other relevant authorities. “The land is adjacent to Kota Iskandar and the company’s existing prime development in Nusajaya, Puteri Harbour,” UEM Land said. On rationale, it said the proposed acquisition would allow the group to realise its original development vision for Puteri Harbour, where high density urban waterfront precincts at the heart of public and private marinas are balanced with landed and high-rise residential precincts on both sides. JB dwellers should know better how tough it can be driving through Pasir Gudang highway from Taman Perling to Pasir Gudang. At peak hour, the traffic congestion can be so brutal. It can be worse if an accident occurs or a car simply break down on the side of the road. In other words, we cannot really expect the highway to be smooth at any time. We need to be ready or expect a massive traffic jam if luck is not on our side.

However, today, our Prime Minister, Dato Najib delivered a good news at a meeting with local residents in Taman Setia Indah. He said that government will allocate RM150m to upgrade part of the Pasir Gudang highway from four-lane highway into a six-lane highway. The project will start with Phase 1 involving the route from the Kangkar Tebrau Junction to the Plentong junction (a distance of eight kilometres).

As a Johor Bahru dweller, this is a good sign. I hope that this can be a good start to see the transformation of Pasir Gudang highway to be a more comfortable and reliable route.

Pasir Gudang highway when the traffic is smooth

If you pay a visit to Johor Bahru recently, there are much changes and development have been done along the way to the town. People could see that Danga Bay is still under maintenance and construction. Together with the wide roads to the Johor Bahru town, locals find it very convenient for them. But have you realized the original plan was made in order to develop a waterfront city in Johor Bahru? According to one news report in 2010, the Lido Boulevard project eyed 4 billion gross development values with the gross development cost 2.7 billion.

A private property developer, Central Malaysian Properties Sdn Bhd (CMP) which is led by Berjaya Group’s Tan Sri Vincent Tan Chee Yioun has been controlling the project of the Lido Boulevard waterfront. It is supposed to consist of high-end condominiums, hotels, office suites, shopping malls, an indoor snow park and an art and cultural center on the 50ha site along the Tebrau Straits. There seems much to expect from this project and it is expected to be completed in 2016.

This project is closely related with Iskandar Malaysia (IM) since it is strategically located at Zone A of Iskandar Malaysia. The Lido Boulevard is also very close with the Customs, Immigration & Quarantine (CIQ) complex, JB train station and also JB-Singapore Causeway.  Hence, it will become a good prospect for the state of Johor. Apart from initiated the main components of this project, a sum of money also being spent to upgrade Jalan Abu Bakar and as we could see for now the lane has been widen while there are more fly-over available as well as pedestrian bridges. Besides, there are also in plan about landscaping to include water features like wading and splash pools as well as pocket parks along the 10m wide boardwalk.
