Japanese investors will develop and manage Malaysia’s first “Little Japan” township in Taman Molek.

Capitalising on the strong demand from Japanese high-net-worth individuals (HNWIs) keen on making Malaysia their second home, a group of Japanese investors will be investing in a development project that will result in Malaysia’s first-ever “Little Japan”.

The self-contained township – to be located within Taman Molek in Johor Bahru – will be developed by Global Asia Assets (M) Sdn Bhd (GAAM), which hopes to woo 2,000 Japanese HNWIs to live, work or conduct commerce here over the next few years.

GAAM is the appointed consultant for the project, and represents a group of Japanese investors that remain unnamed. According to chief executive officer Fujimura Masanori, about 70 Japanese citizens had moved into Taman Molek under the Malaysia My Second Home (MM2H) programme since March 2011.

Additionally, there was also more than RM 400 million worth of commercial and residential properties acquired by 365 Japanese individuals since January 2011. These investors are expected to move into their newly bought properties as owner-occupiers soon.

“In view of the overwhelming response, we are eager to kick start the ‘Little Japan’ project in Taman Molek where Japanese individuals are expected to invest over RM 500 million in landed houses and luxury apartments over the next few years,” said Fujimura.

Designed to be a self-contained township for the convenience of residents, “Little Japan” will include restaurants, spas, medical facilities and retirement homes catered to ethnic Japanese wishing to live and work in Malaysia.

Japanese investors traditionally avoid investments outside of Japan, consequently saving up large amounts of liquid assets stored in banks. They have responded favourably to GAAM’s offering, taking up over 50% of Molek Pine Tower 3, a high-end, 248-unit condominium project by Kuok Group subsidiary, Tanjung Bintang Sdn Bhd.

“The developer, in view of the overwhelming response from Japanese buyers, will refit the units with special Japanese features such as Onsen-Spa facilities, Ofuro (Japanese bathtub) and Zen concept landscaping,” said Fujimura.

“Our clients have already committed over RM 400 million in the purchase of units in various residential schemes in Taman Molek and Taman Ponderosa, which is yet another project by Berinda,” he added.

Recently, Johor-based property developer Mudra Tropika Sdn Bhd, started a niche RM30 million project to turn an undeveloped enclave into an ultra-exclusive boutique residential property in the city centre. The new lifestyle residential area which is called 28@Gertak Merah is located in the old part of Johor Baru in Jalan Mustapha near the Istana Besar’s Royal Gardens and the Abu Bakar Mosque.

With only 28 limited edition units of three-storey semi-detached homes available, it comes with an open rooftop garden on international leasehold lots. The four-bedroom and four-bathroom units, measuring 384 square metre each, starts from RM1.1 million to RM2.5 million. The units cover a total land area of only 1.861 hectares, which is surrounded by greenery and away from the hustle and bustle of the city’s commercial areas. The ultra-exclusive 28@Gertak Merah project is scheduled to be completed by early 2014.

It is learnt that the project is designed with a modern colonial-cum-tropical concept and will be meticulously built with precision and detailed execution. Mudra Tropika chief executive officer Mohd Nazim Sabtu said every unit was a modern smart home equipped with an alarm system, panic buttons and an automatic gate for security. “It will be a 24-hour guarded community to ensure the well-being of its residents,” he said.

We received numerous visits and comments when we published an article about the fabulous water front living in Johor Bahru in Senibong Cove.
