Mudra Tropika Sdn Bhd is involved in a niche RM30 million project to turn an undeveloped enclave into an ultra-exclusive boutique residential property. In the 1990s, “boutique residence” was an unfamiliar concept for Johoreans. It would have been highly unusual for a residential property to be put up for sale for more than RM1 million. However with time, and an appreciation for lifestyle living, several developers have managed to introduce and offer niche residential property to the Johor Bahru market. Of late, there has been a growing demand for it as the people of south Johor have become more aware of the benefits of owning high-end property. More developers are offering international lots to cater to Singaporeans and other foreigners.

Recently, Johor-based property developer Mudra Tropika Sdn Bhd, started a niche RM30 million project to turn an undeveloped enclave into an ultra-exclusive boutique residential property in the city centre. The new lifestyle residential area which is called 28@Gertak Merah is located in the old part of Johor Baru in Jalan Mustapha near the Istana Besar’s Royal Gardens and the Abu Bakar Mosque.
With only 28 limited edition units of three-storey semi-detached homes available, it comes with an open rooftop garden on international leasehold lots. The four-bedroom and four-bathroom units, measuring 384 square metre each, starts from RM1.1 million to RM2.5 million. The units cover a total land area of only 1.861 hectares, which is surrounded by greenery and away from the hustle and bustle of the city’s commercial areas. The ultra-exclusive 28@Gertak Merah project is scheduled to be completed by early 2014.
It is learnt that the project is designed with a modern colonial-cum-tropical concept and will be meticulously built with precision and detailed execution. Mudra Tropika chief executive officer Mohd Nazim Sabtu said every unit was a modern smart home equipped with an alarm system, panic buttons and an automatic gate for security. “It will be a 24-hour guarded community to ensure the well-being of its residents,” he said.

the price should be affordable to enable Bumis to purchase since the land status is Rezab Melayu..it’s a good location which nearby to JB city centre and should help the increase bumi population in the city centre area…
